Composite scoring
propertyRiskScore and liveabilityScore are pre-computed composites derived from national percentile ranks of multiple signals. Both are null-safe — they redistribute when signals are missing. No scoring model to build.
National ranking
Every scoreable signal — flood, crime, IMD, property price, air quality, radon, green space, EPC — is ranked against the national distribution. Use our composite scores or build your own model from the raw percentiles.
Trend detection
Flood risk, air quality, IMD deprivation, and property prices all carry directional trend signals — worsening, stable, or improving — derived by comparing successive data releases. Not available from source APIs directly.
Geospatial enrichment
National park, AONB, and green belt designations are computed via point-in-polygon tests against official boundary datasets at enrichment time. Green space proximity is a Euclidean distance to the nearest OS Open Greenspace access point.
Insurance derivation
A dedicated insurance risk signal derived from flood and crime percentile ranks. Not a repurposed generic score — purpose-built for premium models. Null when both signals are unavailable.
Investment signals
growthSignal categorises year-on-year price change into five magnitude buckets. investmentScore combines price percentile, price trend, and IMD. affordabilityIndex inverts the price percentile. All pre-computed — no model to build.
Demographic intelligence
Tenure split (owned vs rented), car ownership, median age, and economic activity for the immediate area — derived from ONS Census 2021 (England/Wales) and NRS Census 2022 (Scotland) at LSOA/datazone level. The demographic context most location APIs omit.
Area direction
Synthesises three separate trend signals — IMD deprivation trend, property price growth signal, and air quality trend — into a single directional verdict: improving, stable, declining, or mixed. Each trend is derived by comparing successive data releases, not available from source APIs directly.
Persona matching
Purpose-built composite scores weighted for different life stages. Family suitability weights crime, green space, deprivation, and broadband. Retirement suitability weights crime, air quality, green space, and rural/urban character. Both return a four-band label — poor, fair, good, excellent — ready to display without further processing.
Property characterisation
The most common residential accommodation type in this postcode's LSOA — detached, semi_detached, terraced, flat, or other — derived from ONS Census 2021 TS044. A postcode dominated by flats carries different insurance, maintenance, and demographic signals than one dominated by detached houses.
